Q: When will Skyloft be complete?

We anticipate completion for phase one in the summer of 2008, phase two the first part of 2009 and phase three summer of 2009 .
Q: Are there any restrictions on Pets?
A: We are pet lovers and welcome dogs and cats. They must, however, be contained or on a leash in the common areas.
Q: Will there be views?
A:
There are spectacular views of both downtown Asheville and the western Mountains
from most units.
Q: Will the sale prices increase in Phase 2 and 3?
A: Yes, the sale prices will most likely increase for Phase 2 and 3.
Q: Are there any common amenities on the site?
A: We had so many exciting ideas of amenities to add to the complex, that we could not decide. We are creating ample open green space for the homeowners association to creat the amenities they want.
Q: Is there onsite parking?
A:
Every unit will be assigned an enclosed garage parking space which is included in the sale price, with the exception of units in building A, the Affordable Housing units, and units D101, E101. These units will all be assigned a covered parking space. There is additional surface parking on the site, and on street parking on Alexander Drive.
Q: Can the units be leased out?
A: Only 30% of the units can be leased out at any given time. This is arranged through the Home Owners Association on a first come first serve basis. The lease must be a minimum of 6 months and the lease agreement must be approved by the HOA.
Q: How are the utilities handled throughout the project.
A: All utilities will be underground, so there will be no overhead cables or wires. Each unit will be wired for telephone and cable TV.
Q: How big is the total site?
A: The total site is 4.59 acres. There are eight separate buildings with a total of 69 units.
Q: What is included in the HOA dues and how much will they be?
A: We anticipate the HOA dues will be approximately $2/SF per year, based on each individual unit. These dues will include insurance, lawn maintenance, lighting in common areas, elevator maintenance, garage maintenance,
exterior building insurance, etc. All these items will be listed in the Public Offering Statement.
Q: Can floor plans be altered in any way?
A: Floor plans cannot be altered prior to construction.
Q: Are there options for finishes?
A: Most finishes are standard. There will be a choice of color of concrete countertops and color of appliances. (Black or white for the 1 and 2 bedrooms, black, white, or stainless for the penthouses)
Q: Is there any additional storage space available?
A: There will be additional storage space in the garage, that will be divided between the units.
Q: Are the building entrances secured?
A: Each building will have a common ground floor entrance with a secured exterior door, with the exception of the first floor building A. Each unit will have a separate exterior entrance.
Q: How are the buildings constructed?
A: The buildings will be constructed using modular construction. The individual modules will be built off site and brought to the site and stacked. They will come with roughed in plumbing, roughed in electrical, drywall that has been primed, windows, doors, and kitchen cabinets. Everything else such as flooring, plumbing fixtures, door hardware, kitchen countertops, roofing, siding, and final painting will be done onsite.
Q: What will make the project a certified Healthy Built project?
A: The HBH Program provides a checklist of over 100 items to go through. Points are awarded for each item that contributes to the designation. Some of the things incorporated in Skyloft include:
Sidewalks to connect business district,
Mill cleared logs,
Install a zoned irrigation system,
Energy Star appliances,
Increased insulation throughout,
Low-E rated windows,
Ceiling Fans,
Ducts located with in thermal envelope,
